Why the land prices flew

However, with the quarantine process we have been experiencing lately, the fact that people who have stayed in small apartments without a balcony for a long time show intense demand for housing and land with a garden, brought this to the fore. Although there is a slowdown in the sale of real estate in the city, there is a movement inland shopping. People especially turn to the lands in and around Istanbul, those who cannot afford to buy detached houses in the city want to buy land outside the city and build their own houses. Realtors emphasize that people want to own land to protect themselves from other dangers. They have encountered intense land demands in regions such as Şile, Ağva, Kurtköy, Sarıyer, Silivri, Selimpaşa, Hadımköy. They state that those with financial power buy zoned land and build their housing, while those who cannot afford it act with the idea of ​​buying a small garden and placing a caravan on it.

Especially in Istanbul, which is famous for its crowd, people try to create a life intertwined with nature, where they can spend a third or at least a quarter of the year. One reason for this is the idea that it will be safer to be in a single-storey house rather than 20-30-story buildings in the expected earthquake. Turkey's earthquake threatening the fact that a large portion of the people outside the city leads to single or low-rise housing in the garden.

Along with the quarantine process, many workplaces and employees have had a compulsory experience of working remotely, but there is serious information that this working model will be applied more frequently, even if it is not continuous in working life.

Experts say that the real estate price increase on the European side is higher than the Anatolian side due to investments such as highway and airport. All these reasons mentioned above disrupt the supply-demand balance in the market, causing a 25% increase in land prices. To give an example, the price of a 150 square meter plot in Çatalca has now reached 250 thousand Turkish liras. Real estate experts also report that there is an increasing demand for renting garden houses as well as renting them.

What should be considered when buying a plot? It is forbidden to build a structure on the field, so these areas are not allowed to be zoned. The zoning status is important according to the usage purpose of the land we will buy. The zoned plot is the land that city planners are allowed to build on after examining such as soil and environmental analysis. If housing is to be built on, it should be noted that it is zoned or non-zoned before buying a land. Besides, you can buy land without zoning and rent it out and earn income from it.

Realtors say that there have been a lot of phone calls recently, but sales are relatively low due to the virus environment. They say that people will not take action for the purchase yet, they will take action after a while and that real prices and statistics will emerge at that time.
